This includes maintaining digital O&Mmanuals, equipment records, history, inventory of critical partsand original equipment manufacturer technical data to supportmaintenance and repairs. The HVAC Technician will also engage inextensive training with controls vendors and support theEnvironmental Systems Specialist, to maintain the details of theHVAC systems and controls in our buildings. This position reportsto the Engineering & Energy Manager.Specific Duties &ResponsibilitiesLead in automated system troubleshooting and repairof system controls and field devices.Monitorthebuilding automation system to optimize performance and energyconservation.Confirm field controllersoftware backups, add and remove graphics, and modify graphicspages.Develop and programbuilding operating schedules and implement plans for energyefficient facilities operations, address deviations from normalconditions. Identify metrics and trends for benchmarking with peerorganizations and modification of building mechanical systemoperating parameters.Modify programs anddatabase to add/remove equipment, develop and modify sequence ofoperations, control strategies, adjust set points and alarm points,and identify special requirements for monitoring technicalfacilities.Conduct analysis of data,analyze trends, prepare reports, and recommend changes to improveperformance. Prepare scope, schedule and budget for anyrecommendationsAbility to calibratesensors and/or replace/troubleshoot DDC devices as well aspneumatic controls.Participates in thedesign review process (internally and externally developed) toensure equipment standardization and incorporation into thebuilding automation system.Ensure close-outdocumentation (as-built drawings, sequences of operations, singleline diagrams, point lists) for all new equipment on newconstruction and renewal projects, have been properly documentedand entered into Direct Digital Control(DDC).Knowledge of energyefficiency, conservation and renewable energy opportunities andapplications.Conduct training forin-house staff on the building automation system.
